Marketing Strategy

This is a synopsis of our general marketing strategy. This plan will be tailored according to your individual needs and procedural standards.

Determine occupancy

    1. If vacant
      1. Secure property and comply with any minimum city ordinances.
      2. Prepare full broker price opinion to include:
        1. (1) Repair estimates
        2. (2) Photographs
        3. (3) Termite report
      3. Listing & Marketing
        1. (1) Input into multiple listing services
        2. (2) Install sign/eye-catching riders
        3. (3) REO advertising in various publications
        4. (4) Circulate flyers to area businesses, residents, tenants, and brokers
        5. (5) Heavy Exposure to the Internet
        6. (6) Broker and public open houses
        7. (7) Door knocking
        8. (8) Photo/financing fact sheets
      4. Rehabilitation & Maintenance
        1. (1) Initiate utilities as appropriate
        2. (2) Initiate initial trash out, cleaning and landscape
        3. (3) Set-up monthly maintenance
        4. (4) Monitor repairs authorized
        5. (5) Provide completion photographs of repairs, along with invoice
    2. If occupied
      1. Prepare drive-by broker price opinion with exterior photographs
      2. Negotiate the following for possession, as directed:
        1. (1) Cash for keys
          1. (a) Prepare Move out, Personal Property and Hold Harmless agreement
        2. (2) Prepare rental agreements (usually only on units)
          1. (a) Maintain property
          2. (b) Collect rents
      3. Inspect weekly
        1. (1) Advise seller and/or attorney of any changes
      4. Monitor eviction process
        1. (1) Attend trial as witness (if necessary)
        2. (2) Meet authorities for lockout
        3. (3) Rekey and secure property
